【請益】日立冷氣冷暖或冷專？1對1或1對2？機種推薦~

請教家電達人：

台中市市區電梯華廈，7樓(總樓層14樓)，3房2聽2衛格局，無西曬，南北向通風，

冷氣業者評丈量估後推薦我安裝4台均冷專1對1機種，如下：

客廳+餐廳 8.7坪 頂級RAS-63JB(5600) 超值RAS-56LN(5600)
頂級RAS-50JB(4500) 超值RAS-45LN(4500)

主臥 4.1坪 頂級RAS-28JB(2500) 超值RAS-25LL(2500)

次臥 3.2坪 頂級RAS-22JB(2000) 超值RAS-20LF(2000)
書房 2.5坪 頂級RAS-22JB(2000) 超值RAS-20LF(2000)

請問：

1.冷暖與冷專之優劣？業者推薦我裝冷專的可能原因？哪種我較適合？
2.壓縮機大小(機種)的部分，我打算客廳+餐廳安裝頂級RAS-50JB(4500)；主臥安裝頂級RAS-28JB(2500)；次臥與書房安裝超值RAS-20LF(2000)，恰當嗎？
3.客廳+餐廳與主臥室外機放前陽台，次臥與書房室外機放後陽台，在書房三年內暫當雜物間使用的前提下，是不是書房的冷氣先不安裝，另外是否需要考慮1對2的機種？
