永康街金店面 1.68坪2760萬

景氣差但店面市場還是交易熱絡，台北市永康街，一間面積只有1.68坪大的鹹酥雞店面，除了地處在一級商圈外，旁邊就是知名冰店，傳出在3月份以總價2760萬元成交，換算每坪價錢高達1642.9萬，高居全台最貴。

鹹酥雞台灣到處都吃得到，但這攤竟然是台灣最貴的金店面。房仲市場傳出，永康商圈的這家小小鹹酥雞店面在今年3月，屋主悄悄脫手，以總價2760萬成交，1.68坪大的空間，換算每坪高達1642.9萬。

據了解，去年屋主曾經開價6千萬到7千萬要賣，今年初降價到3千萬左右，最後2千7百萬成交，也在上個星期完成登記，更讓人驚訝的是，1.68坪的環境，除了擺攤車與食材外，還得擠入2到3名員工，一個月月租高達4萬5千元，不過如果雞排每份50元算，月賣900份就能打平月租，報酬率有1.95。

房仲店長陳國欽：「1級店面投報率，大概1.1~1.2左右，那這個將近2%，投報率算是相當高。」除了永康街外，像是中正區的開封街，店面每坪也有613萬；西區的中華路則逼近4百萬；其他南京商圈和站前商圈也都要3百多萬。看來儘管景氣差，可是店面市場還是很活躍。
